Planning Issues:

The block is zoned Living 3 which allows for subdivision to a minimum Land Transfer size of 2,000m², however the planning team of Reyburn & Bryant prepared a notified Resource Consent application for a non-complying activity to subdivide the cleared section of the block to a Living 1 standard (500m² minimum net site area) in order to protect the bush that is adjacent to Pukenui Forest.

The access to this site is off State Highway 14 and required approval from Transit New Zealand.

Other consents required: Earthworks consent, building consent for the bridge, building consents for some of the retaining structures and consent to construct a dam.

Engineering and Surveying issues:

The site was very steep and undulating. Bulk earthworks were undertaken to create nicely appointed lots with good access.

Erosion and sediment control was an important issue during construction of the subdivision. Cutoff drains and sediment retention ponds were installed and monitored to ensure compliance with the Northland Regional Council consent.

Access to the bush lots has been designed with extreme care. The ground is very steep (1:2) in places and there has been the occasional slip. The bush has high ecological value and significant trees have been identified and protected along the way.
